ABOUT THE SERVICE

A permit is required before construction work can commence setting the acceptable levels of safe for construction in compliance with the National Building Code of the Philippines.

REQUIREMENTS

In order to obtain a building permit, the applicant shall file an application therefore in writing and on the prescribed form from the office of the Building Office. Every application shall provide at least the following:

Five (5) sets of the following:

  1. Architectural and structural plans signed and sealed by duly licensed Architect Civil Engineer.
  2. Plumbing and Sanitary Installation plans signed and sealed by duly licensed Sanitary Engineer or Master Plumber.
  3. Electrical plans signed and sealed by duly licensed Electrical Engineer.
  4. Mechanical plans signed and sealed by duly licensed Mechanical Engineer;
  5. Bills of Materials;
  6. Specifications;
  7. Structural Computation (2- Storey and above)
  8. Soil Boring Test (3- Storey and above)
  9. Lot Plan
  10. Locational Clearance from the Municipal Zoning office
  11. Photocopy of the following documents:

– In case the applicant is the registered owner of the lot;

  • A certified true copy of TCT
  • Tax Declaration
  • Current Real Property Tax Receipt

– In case the applicant is not the registered owner of the lot;

  • Duly notarized copy of Contract of Lease, or
  • Duly notarized copy of Deed of Absolute Sale, or
  • Duly notarized copy of Contract of Sale

 

FEES

Computation based on a new schedule of fees and other charges of the implementing rules and regulations (IRR) of the National Building code of the Philippines (PD 1096)

Verification of Documents

  1. Building Official examines the documents presented.

Site Inspection and Verification

  1. Conduct site inspection and check the status of construction (whether proposed or existing) and submit inspection and evaluation report.
  2. Checking of structural, plumbing, sanitary, architectural design in conformity with implementing rules and regulation of the National Building Code.

Review and Approval

  1. After the official receipt presented, the frontline personnel records the official receipt.
  2. Building Official signs the Building Permit and endorsed other required documents to the Mayor’s Office for final approval.

Release of Documents

  1. Once approved, the documents are forwarded to the frontline personnel for release.
